Median Price of Homes in Maine Reaches $426,000

The median price of a home in Maine has reached a record high of $426,000,  according to numbers from the Maine Association of Realtors.  The cost increased by nearly 8 percent over the same month last year.

The price surged in October after four consecutive months of decline in the state.

Meanwhile, the number of homes sold in October was actually down from the previous month, but still showed a healthy increase of 11 percent over October of last year.

“Buyers were active in October, with sales outpacing the number of new listings
for the month,” says Maine Association of Realtors President Jeff Harris.
“The number of homes for sale in October 2025 exceeded the number for sale in
October 2024, but decreased 7.6 percent compared to last month; this is the first
decrease of homes on the market since February.”

Home prices on a county basis show a tale of two states, with homes in Cumberland and York counties selling for up to four times as much as homes in northern Maine’s Aroostook County.

The median price of a home in Maine of $426,000 is still a relative bargain compared to the rest of the northeast, which has a median price of $503,700. Sales were up 4.3
percent in October year over year in the northeast.

The median sale price for those homes nationally increased 2.2 percent to $420,600. Nationally, sales of single-family existing homes in October 2025 rose 1.9 percent
compared to October 204, according to the National Association of Realtors.
